How to renovate and design an investment property for rental with a minimal budget?

Aesthetic and Plumbing:
Replace old and worn-out faucets throughout the apartment, including the showerhead, shower rod, and toilet seat, as well as the plumbing fixtures.
To determine if a faucet is old, check if it is attached to the sink or the wall. Additionally, inspect the water supply pipes beneath the kitchen cabinets and bathroom to see if they are made of plastic (new) or iron (old). There are other ways to verify as well.
Ensure the washing machine's water supply hose is functioning properly by having a plumber check it.
Check the main water supply pipe in the building's courtyard to see if it is made of black plastic (new) or old iron or copper.
Install a vanity cabinet, mirror and a shelf above the bathroom sink. Consider adding a new shower curtain or a quality shower door, if within the budget. Also consider installing a towel rod.
Replace all door handles in the house (except for the front door) with simple nickel handles that match in color and style. The kitchen cabinets should also have handles that align with the chosen style (inspiration can be found in new kitchens).
If the front door lock is faulty, replace the cylinder with new keys. This will also prevent previous tenants from entering the apartment.
If the door wallpaper is torn, apply a new and modern coating that matches the home's design.
Silicone sealing: If the silicone sealing between the tiles and ceramics in the kitchen or bathroom is dirty or old, seek professional help to remove the old silicone and apply new waterproof and fungus-resistant silicone. The same applies to the shower.
High-quality painting of the apartment (towards the end of the renovation) is crucial, with 2-3 coats if necessary. Ensure that the painter removes all hooks, shelves, plugs, and cables. Each tenant should be able to choose their preferred cable company.
Refresh the floors with a crystal polish if they are old, rather than replacing them.
Renovate windows and blinds: Complete missing parts of blinds at a low cost or replace worn-out plastic parts that hold the blinds with new ones.
Replace worn-out laundry ropes with new ones.
Consider installing parquet in the kitchen or in specific areas with flooring issues, rather than throughout the entire apartment.
Panels: Strengthen and complete missing panels with a similar or identical design.
Electricity: It is advisable to have a certified electrician check the apartment's grounding. They can use an additional wire usually marked in green or yellow (mostly) to prevent electric shock.
Air conditioning: It is essential to have air conditioning units in the living room and master bedroom, while a ceiling fan can be installed in the children's room.
Replace all switches and outlets, ensuring they match in style and color. Check their functionality, and if needed, repair or replace them. After installation, use a slot tape cover to protect them during the painting process.
Replace lighting fixtures with attractive and affordable options based on the designer's recommendation.
Pay attention to the staircase and building entrance. Perform paint touch-ups to match the entrance and staircase, providing a better appearance. Remove cobwebs with a broom or vacuum cleaner.
Decorate with small plants on the kitchen counter, one above the vanity, and a larger one in a corner near a window in the living room.
In the bathroom, you can also place a scented candle above the toilet.
Window curtains - it's recommended to buy designed curtains for all the windows from places like IKEA, at affordable prices and in light colors.
If there is a demand from the tenants (usually in relatively small apartments), an additional upgrade for the apartment can be buying furniture from inexpensive stores like those found in South Tel Aviv. For example, a living room, a sideboard, a refrigerator, a wardrobe in areas that require furniture.
It's important to include these items in the rental agreement.
